Helping to deliver NABERS In-Use in the UK’s first building to achieve NABERS Design for Performance, and seeing Lloyds colleagues use the space post fit-out. It brought to life how well-designed workplaces can transform how people feel, collaborate, and engage, day to day. Two living walls, biodiverse terrace planting, and a bug hotel connect people with nature, and there’s strong positive feedback on how it feels to work there – ultimately, what good design should achieve.

The challenge: Ensuring the tenant fit-out and building operation aligned with the base build strategy so the building could genuinely achieve its targeted performance in use – because, ultimately, outcomes matter. It’s not just a great space, it’s an actively managed building, tuned using real data to perform efficiently over time, saving energy and carbon. We reduced the office footprint by around 50%, while improving flexibility and experience.
